Pradhan Mantri Awas Yojana (PMAY) is India’s flagship affordable housing scheme that gives home loan borrowers a direct interest subsidy. Under PMAY, eligible buyers get a portion of their home loan interest credited upfront to their loan account, effectively reducing their outstanding principal and lowering their EMI for the entire loan tenure.

Overview of PMAY Scheme
PMAY operates under two sub-missions: PMAY Urban (PMAY-U) for cities and PMAY Gramin (PMAY-G) for rural areas. For the purpose of this guide, we focus on PMAY-U, which targets urban beneficiaries across four income groups.
The scheme provides a Credit Linked Subsidy Scheme (CLSS), where the government directly subsidizes the interest on a defined portion of the home loan. The subsidy is transferred to the lender, who then credits it to your loan account at the start of the loan.

The subsidy is calculated on a Net Present Value (NPV) basis at a discount rate of 9%. Any loan amount above the eligible slab is charged at the regular home loan rate.
Key Eligibility Conditions
- The beneficiary family (husband, wife, and unmarried children) should not own a pucca house in any part of India
- The property should be in a statutory town as per the 2011 census or any towns notified thereafter
- For EWS and LIG, at least one female family member must be an owner or co-owner of the property (waived for male-headed households with no female member)
- The household must not have availed benefits under any housing scheme from the central government previously
- First-time home buyers only; existing homeowners are not eligible
Eligible Property Sizes
- EWS: Carpet area up to 30 sq. m.
- LIG: Carpet area up to 60 sq. m.
- MIG I: Carpet area up to 160 sq. m.
- MIG II: Carpet area up to 200 sq. m.
Documents Required
- Aadhaar card (mandatory for all applicants and co-applicants)
- Income proof: salary slips, Form 16, or ITR

- Property documents: sale agreement, NOC from builder, RERA registration

Application Process
- Apply for a home loan at an empanelled lender: Not all banks are PMAY nodal agencies. Apply at SBI, HDFC Bank, ICICI Bank, Axis Bank, Kotak Bank, or any bank or HFC listed under PMAY’s nodal agencies (National Housing Bank or HUDCO).
- Submit PMAY application form: Fill the CLSS declaration form at the bank. The bank captures your Aadhaar and forwards the application to the Central Nodal Agency (CNA).
- Verification and approval: The CNA verifies eligibility and approves the subsidy.
- Subsidy credit: The subsidy amount is directly transferred to the lender, who credits it to your loan account. Your outstanding principal reduces immediately.
- Lower EMI from day one: Since the principal is reduced upfront, your EMI drops from the very first month of repayment.

Is PMAY still active in 2024?
PMAY Urban has been extended and modified over the years. The government launched PMAY Urban 2.0 targeting one crore additional urban poor families. Always check the latest NHB or HUDCO notifications for current application timelines and eligible lenders.
Can I get PMAY benefits on a resale property?
Yes, for EWS and LIG categories, the scheme covers new and resale properties, as well as self-construction on owned land. For MIG categories, check the latest scheme guidelines as conditions may vary.
How long does it take to get the PMAY subsidy?
After the bank submits your claim to the CNA, the subsidy is typically transferred within 3 to 6 months. It is then credited to your loan account by the bank.
What happens if I already own a plot of land? Can I still apply for PMAY?
Yes. If you own a plot but no pucca house, you may be eligible for PMAY subsidy to construct a home on that plot. The ownership of a plot alone does not disqualify you from the scheme.
