<a class=\"glossaryLink\"  href=\"https:\/\/lemonn.co.in\/blog\/glossary\/index\/\"  data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]'  tabindex='0' role='link'>Index<\/a>ed Purchase Price &ndash; <a class=\"glossaryLink\" href=\"https:\/\/lemonn.co.in\/blog\/glossary\/expense\/\" data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]' tabindex=\"0\" role=\"link\">Expenses<\/a><\/strong><\/p>\n\n\n\n<p><strong>Indexed Purchase Price<\/strong> means your original cost is adjusted for <a class=\"glossaryLink\" href=\"https:\/\/lemonn.co.in\/blog\/glossary\/inflation\/\" data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]' tabindex=\"0\" role=\"link\">inflation<\/a> using the <strong><a class=\"glossaryLink\" href=\"https:\/\/lemonn.co.in\/blog\/glossary\/cost-inflation-index\/\" data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]' tabindex=\"0\" role=\"link\">Cost Inflation Index<\/a> (CII)<\/strong>.<\/p>\n\n\n\n<h3 id=\"example\" class=\"wp-block-heading\"><strong>Example:<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You bought a house in 2010 for &#x20B9;20 lakh<\/li>\n\n\n\n<li>Sold it in 2025 for &#x20B9;80 lakh<\/li>\n\n\n\n<li>Indexed Cost in 2025 = &#x20B9;20 lakh &#xD7; (CII of 2025 &#xF7; CII of 2010)<\/li>\n\n\n\n<li>Say it becomes &#x20B9;45 lakh<\/li>\n\n\n\n<li>Capital Gain = &#x20B9;80 lakh &#x2013; &#x20B9;45 lakh = &#x20B9;35 lakh<\/li>\n\n\n\n<li>LTCG Tax = 20% of &#x20B9;35 lakh = &#x20B9;7 lakh<\/li>\n<\/ul>\n\n\n\n<h2 id=\"how-to-save-tax-on-capital-gains\" class=\"wp-block-heading\"><strong>How to Save Tax on Capital Gains<\/strong><\/h2>\n\n\n\n<p>You can claim exemptions under these sections:<\/p>\n\n\n\n<h3 id=\"1-section-54-buy-another-residential-house\" class=\"wp-block-heading\"><strong>1. Section 54 &#x2013; Buy Another Residential House<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>For <strong>individuals or HUFs<\/strong> who sell a <strong>residential house<\/strong><\/li>\n\n\n\n<li>Must buy <strong>another house<\/strong> in India within 1 year before or 2 years after the sale (or construct in 3 years)<\/li>\n\n\n\n<li>Exemption = Amount invested in new house<\/li>\n\n\n\n<li>Can invest in <strong>only 1 house<\/strong>, unless capital gain is under &#x20B9;2 crore (once in a lifetime)<\/li>\n<\/ul>\n\n\n\n<h3 id=\"2-section-54b-for-sale-of-agricultural-land\" class=\"wp-block-heading\"><strong>2. Section 54B &#x2013; For Sale of Agricultural Land<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>For <strong>individuals only<\/strong><\/li>\n\n\n\n<li>Sold land must be <strong>used for agriculture<\/strong> by you or your parents for 2 years<\/li>\n\n\n\n<li>You must <strong>buy new agricultural land<\/strong> within 2 years<\/li>\n\n\n\n<li>Exemption = Amount spent on new land<\/li>\n<\/ul>\n\n\n\n<h3 id=\"3-section-54f-when-you-sell-any-property-not-residential-house\" class=\"wp-block-heading\"><strong>3. Section 54F &#x2013; When You Sell Any Property (Not Residential House)<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Applies when you sell <strong>land, commercial property, etc.<\/strong><\/li>\n\n\n\n<li>To get exemption, you must <strong>buy 1 residential house<\/strong><\/li>\n\n\n\n<li>You must not own more than 1 house on the date of sale<\/li>\n\n\n\n<li>Exemption = Full capital gain (if full sale amount is invested), else partial<\/li>\n<\/ul>\n\n\n\n<h3 id=\"4-section-54ec-invest-in-bonds\" class=\"wp-block-heading\"><strong>4. Section 54EC &ndash; Invest in <a class=\"glossaryLink\"  href=\"https:\/\/lemonn.co.in\/blog\/glossary\/bonds\/\"  data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]'  tabindex='0' role='link'>Bonds<\/a><\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You can invest your <strong>capital gains<\/strong> (not full sale amount) in <strong>NHAI or REC bonds<\/strong><\/li>\n\n\n\n<li>Time limit = Within <strong>6 months of sale<\/strong><\/li>\n\n\n\n<li>Max investment = &#x20B9;50 lakh<\/li>\n\n\n\n<li>Lock-in = 5 years<\/li>\n\n\n\n<li>Exemption = Amount invested in bonds<\/li>\n<\/ul>\n\n\n\n<h2 id=\"real-life-example\" class=\"wp-block-heading\"><strong>Real-Life Example:<\/strong><\/h2>\n\n\n\n<p>Anil sells a flat and earns &#x20B9;30 lakh as LTCG.
